Our Process

The following clarifies our steps enabling us to deliver our remodeling projects with an unmatched level of quality and within proficient time schedules.  We feel this process differentiates Cadence General Contracting Services from the competition and benefits our customers with a positive experience while securing Cadence as their general contractor.

Initial Meeting

We will meet you at your home during business hours and go over your ideas and expectations of your project.  Once the job scope is discussed and clarified we begin our process of costing and formulating our bid.  In certain situations we may need to bring in one of our suppliers or subcontractors which we coordinate with you for further clarification of the job scope dynamics after our initial meeting.  This is in alignment of our objective to ensure any and all dynamics of your project are accounted for.  The end result will be a clear and concise job scope of which we can refine our cost estimates.

Selection of Materials

As a general contractor, Cadence offers the full spectrum of any and all the materials and labor which could be entailed in your project job scope.  Based on our initial meeting we will deliver samples of any materials which will be used in your project such as granite, tile, flooring, etc for you to choose from.  We have secured favorable pricing with all our suppliers in order to deliver an unmatched level of quality in these materials at a competitive cost and will pass them on to you.  If for any reason you have selected and desire any materials outside of our program we ask for you to provide us the specifics so we can secure them for your project at a favorable price to you.

Please note any and all of your material selections must be clarified and agreed upon prior to Cadence finalizing the cost of your project.  Cadence further requires maintaining control over ALL materials and labor for your project. This ensures we will be delivering our high standard of quality we expect while not experiencing delays in the work schedule.  In some instances we will make an exception to this.

Costing the Project

Cadence, unlike our competition does not use averages, or rules of thumb or offer discount schemes to determine the cost of your project.  All the project dynamics and clarifications are accounted for from the start.  This rules out “X” factors which lead to escalated or inaccurate bid proposals, or relying on supplemental bid proposals after the start of your project which have to be added to the initial contract amount. Our initial thoroughness and attention to ALL the details is second to none and enable us to accurately finalize the cost of your project.  We deliver your project as specified in the job scope for the stipulated contract price – NO EXCEPTION.  Any changes above and beyond the initial contract job scope after the start of the project are handled as per the Cadence General Contracting Services contract terms and conditions. 

Bid Proposal

Your bid proposal will include a detailed and very specific job scope.  The bid proposal will list the cost of the project.  As a general contractor, Cadence does not break down or line item the cost of each item in your project.  Depending on the dynamics of your job scope there could be a “deduct” or “add” to the bid proposal price.  For example if you wanted to know how much more it would be for a higher level of granite than the level of granite specified in your bid proposal we will tell you how much more the cost will be in addition to the bid proposal amount. Bid proposals are good for 30 days from the date they are submitted to you.

Contract Award

Once the bid proposal is agreed to and accepted, we will require you to sign the Cadence General Contracting Services contract.  This contract is very straight forward and easy to read. You will receive an executed copy of the contract after all parties have signed and initialed.  All contracts will specify the duration of the project, and any deviation(s) from this duration are handled as per the Cadence General Contracting Services’ contract terms and conditions. Our goal is to meet or exceed the specified duration of the project, but at times things do happen during the transition process.  Rest assured if they do they are managed in a timely and effective manner to ensure our goal of delivering your project on time.

Start of Project Schedule

Based on our schedule and your schedule we will target a start date for your project.  Most of all our projects are started on a Monday.  There could be exceptions to this, but we find we can maximize the work week if we do this which leads to less disruption and effective scheduling of your project.  All of our work is handled during the work week.  Depending on your project job scope and dynamics Cadence generally prefers either the Customer, or a Customer Representative is present while work is being performed on your
project.   If this is not possible, as long as both of us agree, access during your project can be handled and managed by Cadence.   We normally do not have to work on your project during the weekend to keep it on schedule.  We are
family oriented, and realize the weekends are important for us to spend time
with the ones we are close to. 

Communications and Updates

Most of the time we prefer to deal with one designated point of contact during the project as you will receive timely daily updates and communication on the status of your project.  You will know what we expect to be doing on your project on a daily basis.  You will be kept very informed of our intentions regarding the project schedule.  Please note each day is different as well as the duration of the day we will be working on your project.  This will depend on what process we are involved with.  Regardless you will be informed every step of the way.  Cadence does dedicate to each project structured management control helping ensure all facets of the project are being completed in accordance with the contract and to the high level of quality and expectations we require of our projects.

Project Completion

Cadence strives to ensure our projects are completed in their entirety.  Any and all details will be completed prior to final invoicing.  We are very proactive in ensuring we have responded to any specifics which might have come up during your project.  Our goal is to deliver a completed project with no loose ends – NO EXCEPTION.  We find this leads to a higher level of customer satisfaction as evidenced by our past customer testimonials.

Castleton

This kitchen received a very nice update. We removed solid surface counter tops and tile back splash originally installed when the home was built.  Then installed 3cm Santa Cecilia granite counter tops including the island with beveled edge treatment and 50/50 stainless under mount sink.  6” X 6” travertine tile installed on a diagonal and 4” decorative tile inserts and oil rubbed bronze plumbing fixture tied it all together.  Kitchen looks great!
